Town Home Or Condo? What’s The Difference?

There always seems to be confusion on what a condo is compared to a town home, well, there is a difference and it’s more about design then anything else.

What we now call a San Diego  town home is usually two stories attached by no more then 2 walls. A town home is more like a row home or a garden home. You don’t walk through hallways to gain entry and there is usually open space out your front door.Depending on the neighborhood, a town home will be more expensive and have a larger patio area with its own attached garage.

A San Diego condominiumor condo for short, is more likely to share 2 to 4 walls and could have multiple stories such as a high rise or mid rise in downtown San Diego . One generally has to walk through a closed hallway to gain entry and could involve stairs and or elevators to gain entry. A condo will have more times then not a balcony and underground secured parking or covered carport.

Both condos and town homes could have great amenities such as a gym, pool, spa and clubhouse. Both condos and town homes will have HOA fees which usually covers the outside maintenance and common areas as well as any amenities it may have.

In both  San Diego condos and town homes you own the space within the walls. In most cases you will have the option for improvements and upgrades within the walls of you town home or condo. San Diego Condo and town home owners maintain upkeep within the walls while the HOA maintains the outside.
