Downtown San Diego Condos – What’s Next?

Here we are in July 2010 and there are 511 San Diego condos up for sale in the Downtown San Diego area. Out of the 511 Downtown San Diego condo listings 20% are short sales and 6% are in foreclosure. Things are happening downtown that might be going unnoticed by some,the  new library gets the go ahead and ,yes, rumors of a new Charger Stadium? All this action is going on in the East Village!

The Library- Officials Wednesday will mark the start of construction of 185 million new central library in Downtown San Diego East Village. The design of the project at 330 Park Blvd. Has a domed library with a nine-story auditorium, meeting rooms, sculpture garden, terrace, underground parking and a Charter School that will house approximately 400 high school students.

The Stadium- The Chargers presented the City their plan for a 800 million 62,000 seat “Urban Stadium” at an 10 acre site just east of Petco Park (East Village). Chargers special counsel Mark Fabiani called the site “their last best option”. The City of San Diego are still looking at their financing options, though everything is still up in the air concerning the site and where to build, if this gets done downtown, it will be a boom to Downtown San Diego condo owners and especially San Diego condo owners in the East Village.

Union Square, The Element, Park Blvd (east and west) and Metrome which is right across the street from the new library should see substantial appreciation in the upcoming years.

If one is looking to buy a Downtown San Diego Condo it might be a good idea to reexamine the East Village and the potential this area holds for appreciation and development. Right now the East Village has some of the lowest priced Downtown San Diego condos .

The question is – How long will that last?
